What Does It Mean to Do A "Drive-by" and Why Do It?

 

                                            Do A Drive-By to Check Out Farm Property

 

When a Buyer I work with shows interest in a farm property listing in Eastern Pennsylvania, I will usually suggest they drive-by the farm.  Then, after they have driven past the property, if they are still interested in it, I will schedule a showing for them.  

 

I usually ask the Buyer to do a drive-by of the property so they can see what it looks like from the road.  It also allows them to check out the neighborhood, giving the Buyer a better feel for the area.  It allows the Buyer to find out if:

 

- the property is close to major routes - or is it secluded?  

- the house is close to the road - or is it in a private setting?  

- the neighborhood consists of high-end homes on acreage - or is the farm located in the middle of a development?

 

These are just some of the questions that will be answered by doing a drive-by of a property.  Even thouigh sometimes the farm, house, barn and outbuildings may not be very visible from the road, the Buyer can still at least get a feel for the area around it.

 

Now one thing that Buyers do need to remember, is that when doing a drive-by, DO NOT enter the farm property!  Doing so is considered trespassing, since no appointment was scheduled.  Many things can happen:

 

- It will disturb the owner and/or tenants.

- It will disturb the animals on the property, possibly causing injury to either hmans or animals or both.

- It may disrupt something important with a huge consequence.

 

A drive-by means just that - driving by the property, not entering it.  Respect the privacy of others.  After all, you wouldn't want someone entering your house without permission, upsetting the household and pets.  So why do it to a farm property?   

 

The next time a "drive-by" is suggested, do just that: stay on the road, driving past the property to see if this may be a possibility for you.

Hi Brigita

I think drive-bys make so much sense for all kinds of properties, especially when the buyers are not familiar with the area. I would think that farm properties could vary a great deal in terms of location and other factors that might or might not appeal to buyers.

Jeff,

Doing a drive by of farm properties will give the Buyer an idea of the topography of the lot as well as the location and the area itself.  It will give the Buyer an idea whether or not it will work their purposes.  Better to find out ahead of time instead of at the scheduled appointment.

Grant,

It most definitely is.  It allows the Buyer to scope out the property ahead of time to see if this really is a place that may interest them.  Eliminates arriving on the appointment to see it and then, upon arrival, deciding this is not the right property for them.  Saves eveyone time and frustration.
