Open Houses . . . . . Are They Really A Benefit?

HomeI am sure most of the Real Estate Agents have done "Open Houses".  My question is:  "Are Open Houses really a benefit to us?"  Some have said yes, others, no.

I have held several Open Houses at different types of homes, large and small, rural and suburbs.  I have personally found that most people that attend the Open Houses come for the following reasons:

 

 

 

  • Neighbors curious about what the house looks like
  • Curious drive-bys that are out for a Sunday drive with no interest in buying
  • Buyers that will make ridiculous offers on the home during a buyer's market
  • Buyers that aren't ready to buy until next year and are already have an agent
  • Just something to do on a Sunday afternoon

It seems like you spend your Sunday afternoon waiting for these so-called buyers and the outcome being no buyers for the home and no leads.  And I have only gotten maybe about half a dozen people attend each one and the Open Houses were well advertised.  I could have spent this time more constructively.  I'm the type of person that likes to use my time productively.  I have found "Open Houses" as a waste of time.  From the "Open Houses" I have done, I have only come away with 1 lead.

Others may disagree with me.  Maybe they have been more successful at generating leads from the "Open Houses".  Maybe they have had success in selling the home to one of the attendees. 

I know this is a debatable topic.  I would love to hear from others about their thoughts on "Open Houses".  Are "Open Houses" a benefit, or not?"  I would like to hear from the consumers as to whether or not they have bought a home they previewed at an "Open House" or gotten an agent at one.

When I held open houses in New Jersey when I worked for Century 21 Cross County in Robbinsville NJ it worked to get leads (which none ever turned into anything) and here in Pike Co. PA 70% of all homes are in gated communities, where it is just about impossible to do them. It's great!

I have to disagree that it is a waste of time. Open houses have a tremendous inpact on the curious neighbors as it gives them an idea about you, your ability and allows some facetime to find out if they would like to work with you in the future. I have had a few successess from people actually walking in during the OH, but more through follow-up with the curious neighbors. I have to admit that the rapport seems to always get better and go to the listing stage after I sold the house they visited.

Open houses, in my opinion, is an opportunity to market your services to the neighbor.  Turn those noisy neighbors to customers or ask them for referrals.  Also, send out post cards advertising the open house.  Why?  When they arrive, have all your promotional stuff on the table for them to take home with them.  Use the noisy neighbors to your advantage.

I have had many chats with neighbors, but many were the type that stay in their homes for 30 years.  Even though I have my promotional stuff out for the taking, I never hear from the nosy neighbors.  Even after contacting them persistently.  Thanks for commenting.

I have never sold a house from an open house.... but here is why they may be valuable if you think outside the box and follow these rules I have learned.

  • Be creative- give out cookies, or little pumpkins during this time of the year.  If there are potential buyers they will always remember you that you took the time do something special
  • Use balloons attached to your signs- its easier to see from the road
  • Don't do an open house during  the nationalized television football game
  • Consider other times to have it. Coldwell Banker did one from 5-7 pm on Thursday night and people coming home from work stopped by if it was on their way home
  • Bring books, dvd's enjoy the peace if all your efforts don't work

Open houses generally do nothing to sell the house that is open.  They are a good opportunity to meet people.  If I were a new agent, or new to an area I would hold lots of open houses.  If I didn't have any listings I would hold other agents houses open.

But, I rarely hold a public open house anymore.

Open Houses is something i truly do not like to do. yes people come thru but how many buy? More people in my opinion are looking on the internet. So get your listings out there. Post lots of iinterior pictures,virtual tours etc. The serious ones hopefully will contact you.

I agree.  These days technology tends to play a big part in home searches.  I have gotten more leads over the internet than open houses.

Open House success has more to do with you and your personality than it does about the house.  I have one agent who made his business (7 digits a year net) solely on open houses, I asked him if he had to do it again would he do any thing differently.  His reply was that he would only hold them Monday-Friday and not do them on the weekends.  Less people come though, however there is less competition and you are getting those who have to move through.

Are u kiddin me?I love open hpuses not only do you get buyer leads but listing leads as well if you properly present yourself correctly.I live in a resort town and yes you will get alot of neighbors on the first one but if you persist i think you will have great luck doing open houses Good luck and enjoy them.

It seems like during the week is a better idea.  On weekends, you are competing with many, many other Open Houses.  I'll have to consider that.  Thanks.

In this area, it is difficult to have many attend your Open House, even though it is well publicized.  There are so many Open Houses going on.  I have spoken to agents that have had 1 show up, while others only had a handful.  I guess it depends on the area you are located in, also.
